The best way to find great tenants is to utilize a thorough screening process. Just because a tenant may not have established credit does not mean you can’t evaluate him/her as a potential tenant. Whenever you sign a lease, it is if you are handing the keys to a luxury car to your new tenant. You need to know that person’s track record. Have they been in rent court before? What was the outcome? Are they a party to civil suits, either as plaintiff or defendant? Finally, does this person have a criminal record, and if so, for what offense(s)? You wouldn’t put a convicted sex offender in an apartment full of potential victims, right? Find out as much as you can about the person before inviting them into your property.
